Frequently Asked Questions on Building a New Home

  • Building a home is a big task, with a heap of decisions to make beginning with selecting a site and ending with selecting your colours, décor, and appliances. As with any big life decision, there are many factors to think about. At David Reid Homes, we think it’s important to make the process as transparent as possible, and as such, have laid out the answers to some of our most frequently asked questions about building a new home.

    Are there any hidden costs with a fixed price contract?

    There are no hidden costs. Your contract will outline what is included and what is not. We give you a complete specification showing everything that has been allowed for including appliances, bathroom fittings, hardware etc. This along with your full set of plans will leave you in no doubt, when you sign your contract to build with David Reid Homes. In some instances we will be unable to give a fixed price on certain items such as if the kitchen design has not been finalised. In this instance we will include a realistic quotation amount (P sum) for the type/size of the home.

    How long does it typically take to build a new home?


    Building length will vary depending on the section and the complexity of the design. We can discuss this with you in full detail after we have visited your site. We understand there are many ‘time’ guarantees offered by other businesses, but we want you to move into a home that you love, not just one that is completed on time.

    What is your building cost per square metre?


    Many home builders compete for the lowest square metre rate however the simple truth is – a discount in price, is a discount in quality. You get what you pay for and there are multiple factors that can significantly influence a calculated square metre rate.  We build for people wanting everything from small affordable homes to large luxury homes. Whatever the budget, we will ensure you get what you are looking for – every home built with our award winning attention to detail.

    What factors can influence the square metre cost of my home?


    As you can imagine there are many. Some of these can include the shape and layout of your home, the size of the garage, the rooflines and ceiling heights, the level of specification you select and of course the site you wish to build on and its ability to support your home. We are specialists in bespoke designed homes, often on difficult sites, and our aim is to have your home design built for you and to your budget.

    What guarantees do you offer?


    As part of our standard build contracts we will offer you either a 10yr Master Build Guarantee or a Homefirst Builders Guarantee. For either guarantee to be in place you need to complete the documentation with your builder. In addition to the above guarantees you can request a David Reid Homes Guarantee. The David Reid Homes Guarantee is an enhanced deposit and non-completion guarantee to make sure the initial deposit you pay to your David Reid Homes builder is protected, assuming that you don't pay more than 10% of the contract price. It also guarantees that when you start building a David Reid Homes house it will be completed.

    Can I use an architect to draw up my plans?


    David Reid Homes are Home Design and Build specialists with a strong focus on building you a new home that is unique to you, your family and your lifestyle. During the design and build process we enlist the services of an Architect or Architectural designer to complete the concept and working drawings for your home design. The advantage in enlisting your Architect in conjunction with David Reid Homes is we will work to ensure you get a custom design that meets your requirements while also working to your budget.
